EBITDA

EBITDA (Earnings Before Interest, Taxes, Depreciation, and Amortization) is a financial metric that measures a coworking space’s operating performance by focusing on its profitability from core business operations, excluding non-operational factors like interest, taxes, depreciation, and amortization.

This metric helps assess a coworking space’s financial health and operational efficiency.

How to calculate your EBITDA?

EBITDA=Revenue−Operating Expenses (excluding Interest, Taxes, Depreciation, and Amortization)

  1. Revenue includes all income generated from the coworking space operations, including Membership Revenue, On-demand Revenue, and Additional Revenue.
  2. Operating Expenses are all costs incurred to run the coworking space, excluding interest, taxes, depreciation, and amortization. They usually include the Cost of Service, Sales and marketing expenses, G&A expenses, and other expenses.

Why is EBITDA the ultimate metric for all businesses, including Coworking Spaces?

Although building a strong community is goal number one for most coworking spaces, financial health should always be at the top of mind. Coworking and flex spaces should be financially viable and generate profits to be sustainable businesses.

Most coworking spaces reach profitability on individual location levels, usually after one or two years of operations. A healthy profit margin is 20%, meaning the space is EBITDA positive.

Furthermore, the following are more reasons why you should track your EBITDA:

  1. Operational Performance Measurement: EBITDA focuses on the core operating performance, providing a clear picture of financial health and efficiency.
  2. Comparison and Benchmarking: Allows comparison with other coworking spaces and industry standards by standardizing earnings.
  3. Investment and Financing Decisions: Useful for investors and lenders to assess the ability to generate earnings and service debt.
  4. Strategic Planning: Helps management make informed decisions on operational improvements, cost management, and growth strategies.
EBITDA = Revenue – Expenses* * Expenses in this case are excluding interest, taxes, depreciation and amortization.
Example

Consider a coworking space with the following financial details:

  • Revenue: $1,000,000
  • Operating Expenses (excluding interest, taxes, depreciation, and amortization): $600,000

Using the formula: EBITDA=$1,000,000−$600,000=$400,000
